Tank Cleaning

Septic tank cleaning. Full evacuation, full inspection, no shortcuts.

A full cleaning goes beyond a routine pump. We evacuate every gallon (not the partial pump some discount services run), wash the interior walls, vacuum residue from corners, inspect every internal component, and document everything. Used for sale prep, pre-purchase due diligence, restart after a long vacancy, or after any contamination event.

What do homeowners ask about Tank Cleaning?

How is a cleaning different from a pump?

A pump empties the liquid and most of the solids — usually 80-90% of the volume — and is the right move every 3-5 years. A cleaning evacuates 100%, washes the walls, and resets the tank. A pump is routine maintenance; a cleaning is restart, sale prep, or post-contamination work.

Will a cleaning slow down the system?

Slightly, for 2-4 weeks. The bacterial colony that breaks down solids takes time to rebuild after a full evacuation. We add a starter biological additive at the end of the cleaning to speed restart. After about a month, the system is back to full performance.

Do I need to be home for a cleaning?

Yes, ideally. The interior wash uses extra water and we want to confirm we have access to a spigot. The full inspection also benefits from your input — we walk you through any issues we find before backfilling the lid.

Homeowners who hired us for this

Bought our place 4 years ago and never had the tank serviced. Tank Pro showed up on the day they said, took the time to measure sludge, walked me through what they found, and set us up for a clean schedule going forward. No upsell, no panic.

Melissa R. Septic Pumping · Escondido

Had wet patches on the lawn and three other companies tried to sell me a $20K replacement. Tank Pro diagnosed it carefully, jetted the field, retrofitted an effluent filter, and bought us 5+ years for a fraction of the price. Real diagnosis, honest call.

David K. Drain Field Repair · Alpine

Old steel tank had finally rusted through. They handled the county DEH permit, picked the right concrete tank for our access, and had it installed and inspected in 5 weeks total. Crew was clean, communication was clear, no surprise charges.
