What is the difference between a visual and full inspection?

A visual inspection looks at lids, surface signs, and accessible components — useful for routine baselines. A full inspection includes a pump, interior tank examination, sludge measurement, hydraulic load test on the field, and camera work on the lines. For real-estate, always get the full inspection. The cost difference is small; the information difference is enormous.

How long does the report take?

You get a verbal summary at the job. The written 6-10 page report with photos and measurements is delivered within 48 business hours by email and PDF. Rush 24-hour reports available for active escrows at no extra cost — just tell us when you book.

Will you find things the seller wants you to miss?

We work for whoever pays us, and that's almost always the buyer or the buyer's agent. The report is honest. If a tank is past life or a field is failing, you'll see it documented with photos, measurements, and our recommendation. That's the entire point of a real inspection.

Do you handle 4-corners testing or hydraulic stress testing?

Yes. For older fields or contested escrows, we add an extended 4-corners hydraulic test that runs longer and at higher volume to expose marginal field capacity. Costs more, finds more, prevents more buyer-remorse calls a year later.
